The rental income from the units is used for the qualifying purpose. The office type property can be medical suites, office space or professional suites.

The maximum Loan to value for these properties is 75% for a purchase or cash out refinance. The debt service ratio can be a maximum of 1.25 of the net rental income to qualify for the mortgage. The Income/Expense workup is used to calculate the mortgage Amount for the loan
